These Terms & Conditions ("Terms") govern your access to and use of this marketing website for Assetz Trees & Tandem (the "Site"), operated by Assetz Property Group ("we", "us", "our"). 1. Use of the Site

This Site is provided for general informational purposes about the Assetz Trees & Tandem residential project. You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of, restrict, or inhibit anyone else's use and enjoyment of the Site.

2. Information Accuracy & Disclaimer

Disclaimer: The content on this Site is for information purposes only and does not constitute an offer to avail of any service. Prices mentioned are subject to change without notice and properties mentioned are subject to availability. Images, floor plans, master plans, and amenity depictions are for representation purposes only and may not reflect the actual delivered product. The developer reserves the right to make changes in elevation, specifications, amenities, and plans without prior notice.

2.1 Pricing

All pricing mentioned on the Site (including base price, GST, stamp duty, registration charges, maintenance deposits, clubhouse charges, parking, and any other fees) is indicative and subject to change at the sole discretion of the developer. The final, binding price is set out in the Agreement for Sale / Allotment Letter executed between the buyer and the developer.

2.2 RERA

Assetz Trees & Tandem is registered under RERA with registration number PRM/KA/RERA/1251/308/PR/280325/007636. Details are available on the official RERA website (rera.karnataka.gov.in).

2.3 Possession

The expected possession date mentioned on the Site (August 2029) is indicative and subject to force majeure, regulatory approvals, and construction timelines. The developer shall not be liable for delays beyond its reasonable control.

3. Intellectual Property

All content on the Site — including but not limited to text, graphics, logos, images, audio clips, video, floor plans, master plans, brochures, and software — is the property of Assetz Property Group or its content suppliers and is protected by Indian and international copyright, trademark, and other intellectual property laws.

You may not reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any of the material on our Site without our prior written consent.

4. User Submissions

By submitting information through the Site (including lead forms, brochure requests, site-visit bookings, and EMI calculator inputs), you:

Represent that the information provided is accurate, current, and complete.
Consent to be contacted by Assetz Property Group and/or its channel partners via phone, SMS, RCS, email, WhatsApp, and other communication channels.
Understand that this consent may override DNC/NDNC registration where legally permitted.
Agree that we may share your information with RERA-registered channel partners and service providers for processing your enquiry.

5. Third-Party Links & Services

The Site may contain links to third-party websites, services, or resources (e.g., banking partners for home loans, RERA portal). These links are provided for your convenience only. We do not endorse and are not responsible for the content, accuracy, or practices of such third-party sites. Your use of third-party services is at your own risk and subject to their respective terms.

6. EMI Calculator

The EMI calculator provided on the Site is for indicative purposes only. The calculated EMI is based on the inputs you provide and the standard reducing-balance formula. Actual EMI may differ based on:

The specific bank's interest rate and loan terms at the time of disbursement.
Your credit profile, income, and eligibility.
Pre-EMI structures, subvention schemes, and any developer offers applicable.
Loan-to-value ratio and tenure selected.

Assetz Property Group does not guarantee any specific loan sanction, rate, or terms. Please consult a financial advisor or your bank for accurate loan information.

7. Limitation of Liability

To the maximum extent permitted by law, Assetz Property Group, its affiliates, directors, employees, agents, and channel partners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, or goodwill, resulting from:

Your use or inability to use the Site.
Any unauthorised access to or use of our servers and/or any personal information stored therein.
Any errors, omissions, or inaccuracies in the Site content.
Any third-party conduct or content on the Site.

8. Indemnification

You agree to indemnify, defend, and hold harmless Assetz Property Group and its affiliates from any claim, demand, loss, liability, damage, or expense (including reasonable legal fees) arising out of your use of the Site, your violation of these Terms, or your violation of any third party's rights.

9. Modifications

We reserve the right to modify, suspend, or discontinue the Site or any portion of it at any time without notice. We also reserve the right to revise these Terms at any time. The updated version will be indicated by an updated "Last updated" date. Your continued use of the Site after any changes constitutes your acceptance of the new Terms.

10. Governing Law & Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts in Bangalore, Karnataka.

11. Severability

If any provision of these Terms is held to be invalid, illegal, or unenforceable, such provision shall be severed and the remaining provisions shall remain in full force and effect.
